Economic regeneration is a big priority in Tyne and Wear and the region offers investors a range of attractive industrial and business parks. Some are greenfield developments but it is widely expected that many of tomorrow's Top 200 regional companies will be based on sites that were once brownfield.

Baltic Business Park, Gateshead:

The multi million pound Baltic Business Quarter will create up to 140,000 sq.m of office space and 5,000 jobs. This £250 million high quality urban development is a unique scheme, which includes 40 buildings from two to five storeys high plus one eight-storey block. Sizes range from just over 1,000 sq.m up to almost 10,000 sq.m.

Citygate, Newcastle:

This new, mixed development in the heart of the city centre is near to Newcastle United football ground. The development incorporates a mix of commercial, residential, restaurant and retail uses. The project has been designed as a landmark development to meet the demands of national and international companies.

Cobalt Business Park, North Tyneside:

In only six years Cobalt has grown to become one of the UK’s largest office parks and has recently celebrated the completion of 93,000 sq m of highly specified offices. Building upon this success, over the next five years a further 116,000 sq m will complete the development. In total, Cobalt will provide 209,000 sq m of office accommodation and create over 10,000 new jobs in the region. With its superb road transport links alongside the A19 and the A1058 Coast Road, which links directly into Newcastle city centre, Cobalt has all the convenience of a city centre location, combined with high quality office space and a parkland setting. The park is well served by public transport links. Northumberland Park Metro Station is located close to the north of the business park. The whole business park is served by strategic cycleways.

Doxford International Business Park, Sunderland:

One of the most strategic sites in the North of England located at the intersection of the A19 and the A690 link to the A1. It comprises 125,000 sq.m of high specification office and commercial accommodation spread over a prestigious 50-hectare site. The combination of award winning buildings and the availability of leading edge telecommunications have been instrumental to the success of Doxford International, which is one of the region’s key locations for corporate HQs and currently home to over 8,000 employees.

Follingsby Park, Gateshead:

This 54.5-hectare site has over 10 hectares still remaining to be developed. Around 98,000 sq m of modern factory warehousing and office space has been constructed. The main occupiers include Spark Response, J Barbour and Target Express Parcels.

Gosforth Business Park, North Tyneside:

Located on the northern edge of Newcastle upon Tyne, approximately four miles north of the city centre, this 20-hectare site offers state-of-the-art office accommodation. The next phase of the development will include freehold buildings ranging from 140 sq m to 1,500 sq m.

Monkton Business Park, South Tyneside:

Monkton, in Hebburn, sits near the A194 trunk road, which provides quick and direct access to the A1(M) and the A19. The development comprises 8 hectares of quality industrial units on Monkton North and 8 hectares of high quality office accommodation on Monkton South.

Newburn Riverside, Newcastle:

Newburn Riverside is a development on the north bank of the River Tyne, on the western fringe of Newcastle. The 92-hectare site has undergone a major reclamation programme and has benefited from a £46 million investment in reclamation and infrastructure. Newburn Riverside is now a successful, premier business park, offering a variety of facilities that include a deli/café, crèche and a regular bus service to Newcastle city centre. It is already home to a range of businesses in 42, 735 sq m of built accommodation. Key occupiers at Newburn Riverside include One NorthEast, North East Ambulance Trust and DEFRA.

Newcastle Great Park, Newcastle:

A state-of-the-art urban extension of Newcastle offering 80 hectares of commercial development, 2,500 quality homes, and a central social hub all within a parkland setting of over 440 hectares. This strategic site is only a few miles from Newcastle International Airport and offers great potential for inward investors and expanding local employers. International software company, Sage, has established its headquarters on this site. Newcastle Great Park offers flexible, high quality commercial space ranging from 278 sq m to 46,450 sq m.

Orion Business Park, North Tyneside:

Located approximately seven miles east of Newcastle, Orion Business Park is at the junction of the A19 and A1058 Coast Road. The park provides a high quality mix of office and industrial space in a range of sizes totalling 16,600 sq m. A number of properties are available to lease or purchase.
